The short answer
No product does the whole job, legally, for $100 to $300 a month without a catch. Products that place AI calls on their own cost $99 a month plus usage (REI Reply), $399 per AI agent on top of a CRM plan (REsimpli), or $1,499 a month and up (Goliath). The list tools in the $99 to $149 band (BatchLeads, PropStream, DealMachine, PropertyRadar) don't make AI calls at all; their dialers put a person on the phone.
The bigger catch is the law. An AI voice counts as an “artificial voice” under the TCPA (FCC 24-17), so an AI may only call people who agreed in writing to be called by your business. Pointing an AI caller at a purchased or skip-traced list is the part of the ChatGPT plan that can cost $500 to $1,500 per call (47 U.S.C. 227(b)(3)). Our AI calling guide has the details.
So a stack that works has five parts:
- A source of likely sellers: a list tool, public-record signals, or both.
- A first-contact channel for cold owners: email, mail, or a person dialing after a Do-Not-Call scrub.
- An AI that answers inbound calls and calls back the people who asked. That is where AI voice is legal and fast.
- Booking, deal math and a pipeline, so a reply becomes an appointment and an offer.
- A cash buyers list to assign the contract to.
How we built this
- Prices were read on each vendor's own pricing page on October 30, 2026, billed monthly unless we say annual. Third-party price lists disagree with each other, so we used none of them.
- We count fixed monthly fees. Usage (AI minutes, skip traces, postcards) is estimated from the vendor's own calculator or per-unit price and shown separately.
- A feature is listed only if the vendor's own page says so. We did not run paid trials of every product.
- Parcel is in the tables like everyone else, and the sections below say where another tool is the better buy.
The tools, by job
$100 a month
At $100 you buy one data source and do the talking yourself. Pick the one that matches where your leads come from.
If you want nationwide lists: PropStream Essentials, $99
Lists and comps anywhere in the US. Phone numbers cost 12¢ per contact on Essentials, so 500 skip traces add about $60. You (or a caller you pay) dial by hand after scrubbing the National Do-Not-Call Registry. Use a free ChatGPT or Claude account for scripts.
If you want contacts and email in one: PropertyRadar Solo, $99 to $119
250 phone and email appends and 250 email sends a month are included. The dialer is extra.
If your market has public-record feeds: Parcel Deal Sourcing, $99
Deal Radar, Email Outreach, the Outreach Sequence Writer and the deal analyzer. Live feeds cover Albany, Albuquerque, Anchorage, Asheville, Atlanta, Austin, Baltimore, Baton Rouge, Bellingham, Bend, Billings, Birmingham, Boise, Boston, Boulder, Bozeman, Bryan-College Station, Buffalo, Burlington VT, Butte, California (statewide), Casper, Charlotte, Cheyenne, Chicago, Cincinnati, Clarksville, Cleveland, Colorado mountain resorts, Columbia SC, Columbus, Columbus GA, Connecticut, Corpus Christi, Dallas-Fort Worth, Daytona Beach, Denver, Detroit, Eastern North Carolina, Eugene, Fayetteville NC, Flagstaff, Fort Collins, Gainesville, Grand Junction, Great Falls, Greeley, Hampton Roads, Helena, Houston, Huntsville, Indianapolis, Inland Empire, Kalamazoo, Kalispell, Kansas City, Killeen-Temple, Lakeland, Las Cruces, Las Vegas, Lehigh Valley, Lexington, Little Rock, Logan, Longview-Tyler, Los Angeles, Louisville, Medford, Miami-Fort Lauderdale, Milwaukee, Minneapolis-St. Paul, Missoula, Montgomery, Muncie, Nashville, New Orleans, New York City, New York State, Northwest Arkansas, Ogden, Olympia, Orange County, Orlando, Park City, Philadelphia, Phoenix, Piedmont Triad, Pittsburgh, Pocatello, Portland, Providence, Provo-Orem, Raleigh-Durham, Reading PA, Redding, Reno, Rexburg, Richmond, Rochester NY, Sacramento, Salem, San Angelo, San Antonio, San Diego, San Francisco Bay Area, San Luis Obispo, Savannah, Seattle, Sheridan, South Bend, Southern West Virginia, Southwest Florida, Spokane, St. George, Syracuse, Tampa Bay, Toledo, Tucson, Washington DC, Washington DC suburbs and Youngstown; anywhere else you upload the lists you buy and they are scored the same way. Cold owners get a short email from your own mailbox, a few a day.
What $100 doesn't buy
Lawful AI calling of cold lists (no amount buys that), a full CRM with a dialer, or more than a few hundred contacts a month.
$200 a month
The stack ChatGPT suggests: about $204 to $218
BatchLeads Growth ($119) + Reia AI ($19) + Vapi Core ($29) + Make Core ($12) is $179 a month before the first AI minute. Vapi's own calculator puts 1,000 minutes at $82 to $129, so 300 minutes brings it to about $204 to $218. You build and maintain the Vapi agent and the Make scenarios, and nothing in the stack captures consent, so the AI can't lawfully call the BatchLeads numbers. Our full breakdown of that stack shows each piece.
One plan: Parcel Acquisition, $189 (opens with AI Caller)
Deal Sourcing plus AI Caller, with the pipeline, calendar booking, a seller page with a consent checkbox, a cash buyers list and a morning brief. AI Caller (answering sellers who call and calling back the ones who asked) is in early access, and Acquisition opens when it does: neither can be bought until Parcel connects its voice provider. Today, Deal Sourcing ($99) covers the seller signals, email outreach, the deal analyzer, the pipeline, booking and cash buyers. The AI never calls imported, Deal Radar or skip-traced numbers; those owners get email, mail or your own call. Request access to hear when AI Caller opens.
Nationwide data with more seats: PropStream Pro, $199
More saves and exports and two users. Calling stays human, through PropStream's Dialer Campaigns.
An all-in-one with AI calls: REI Reply, $99 plus usage
A CRM, power dialer, texting and an AI contact center for inbound and outbound calls, with usage at Twilio rates. Its FAQ says all sales are final. Outbound AI calls still need each seller's written consent.
$300 a month
A full investor CRM: REsimpli Solo, $249 to $299
CRM, triple-line dialer, texting, list builder and skip-trace credits. AI voice agents are $399 a month each plus $0.50 per AI minute, so adding one agent at 300 minutes comes to about $798 a month on annual billing.
Nationwide lists plus a seller workflow: Parcel Acquisition + BatchLeads Growth, $308
BatchLeads' 10,000 enriched leads a month for mail and human calls, Parcel for email, the seller page, AI answering and callbacks to the people who opted in, booking and buyers. Or take Parcel Everything ($229) with PropStream Essentials ($99) for $328 if you also want every AI writing tool. Both open when AI Caller leaves early access; until then Deal Sourcing with BatchLeads Growth is $218 and you take the calls yourself.
The ChatGPT stack with BatchLeads Dialer AI: about $309 to $333
The $200 stack at 500 AI minutes, plus Dialer AI ($89) so a person can call cold leads with live AI prompts.
$85
National DNC registry access per area code after the first five free (FY2027)
Federal Trade CommissionWhat the law allows
AI voice, in four lines (not legal advice)
AI voices are artificial voices: calls with them need prior express consent, and marketing calls need it in writing (FCC 24-17, 47 CFR 64.1200).
Human calls to cold leads need a National Do-Not-Call scrub no older than 31 days, under your own registry account.
Connecticut needs written consent even for a live person's sales call (203, 475, 860 and 959 numbers included).
In 15 California fire-area ZIP codes, unsolicited offers to buy homes are banned until January 1, 2027 (AB 851).
When not to use Parcel
- You need list volume. BatchLeads Growth includes 10,000 leads with phones and emails for $119. Parcel won't beat that on raw numbers.
- Your market has no live feed and you don't buy lists. Parcel scores what it can read; outside 121 markets that means your uploads.
- You want an AI to cold call a list. Parcel won't do it, and we don't think anyone should.
- You live in texting and a power dialer. Parcel doesn't send texts or run a dialer. REsimpli, REI Reply or a dialer like BatchDialer fit that better.
- You need MLS-grade comps. Privy (or your MLS) is built for that; Parcel's analyzer works from the comps you give it.
