What each signal means
Out-of-state owners

Usually from: Assessor: owner mails out of state. Weight in Deal Radar's score: 9, doesn't fade.
Absentee owners
The tax bill goes somewhere other than the property. A landlord or an heir.
Usually from: Assessor: mailing address differs from property. Weight in Deal Radar's score: 6, doesn't fade.
Long-time owners
Owned for decades. Lots of equity, and often a life change coming.
Usually from: Last sale date on the deed. Weight in Deal Radar's score: 6, doesn't fade.
The public feeds
Washoe County out-of-state homeownersWashoe County, NV
Single-family homes, condos, townhouses, mobile homes, duplexes and 3-4 unit buildings whose owner mails outside Nevada (about 19,000; most in California, many at Lake Tahoe/Incline Village). The county republishes its assessor parcels nightly. Unincorporated homes carry WASHOE COUNTY as the city; the ZIP identifies the town.
Washoe County absentee homeowners (in-state)Washoe County, NV
Homes and 2-4 unit buildings whose owner mails to a Nevada street address in a different ZIP than the property (about 20,500), mostly local landlords. Some are owners who moved within Reno-Sparks and kept the old house; a few are owner-occupants whose ZIP was split. Updated nightly.
Washoe County homes owned since before 2000Washoe County, NV
Homes and 2-4 unit buildings whose last recorded sale was before 2000 (about 21,000), so the owner has held 26+ years. The detail is the sale date. Updated nightly. Transfers into a family trust are not always recorded as sales, so some long-held homes are missed.
Douglas County NV out-of-state property ownersDouglas County, NV
Privately owned parcels with a street address whose owner mails outside Nevada (about 5,000), largely Lake Tahoe (Stateline, Zephyr Cove, Glenbrook) second homes owned from California, plus Minden and Gardnerville. The county does not publish an edit date (its portal item was updated 2026-07-14; owners from 2023 trusts appear).
What isn't here
- Owner names, mailing addresses and phone numbers. Public pages show counts only; phones never come from these feeds.
- Probate and divorce filings. They sit with the courts and several states restrict them; inside Parcel they come in by upload.
- Records a city or county doesn't publish as open data. If yours has a feed we've missed, tell us and we'll check it.
