What each signal means
Code violations
The city cited the property for its condition. Landlords tired of repairs and owners who can't afford them both show up here.
Usually from: City code enforcement. Weight in Deal Radar's score: 14, halving every 180 days.
Permits
Work is being done: repairs, a remodel or a teardown, sometimes before a sale. A weak signal on its own.
Usually from: Building permits (pre-sale repairs). Weight in Deal Radar's score: 4, halving every 120 days.
The public feeds
Anaheim open property maintenance, vacant and unpermitted-work casesAnaheim, CA
Open Code Enforcement cases whose complaint text points at a neglected, vacant or unpermitted property (about 880; vendors, garage sales, parking and noise are left out by the description filter), updated daily. Includes the owner of record. The case type is free text, so a few business complaints slip through. Addresses come as one line with the city written after the street ("1123 W Broadway Anaheim, Ca 92805"): the ZIP is picked up, but the street line keeps the word Anaheim, so these stack with the Anaheim permit feed rather than with county lists.
Anaheim residential remodel, re-roof and demolition permitsAnaheim, CA
Remodel, addition, re-roof, repair and demolition permits issued on houses and apartment buildings (about 1,650 a year), updated daily. Same one-line address format as the Anaheim code cases (city after the street, ZIP picked up), so the two Anaheim feeds stack on the same properties. No owner names.
Irvine open property maintenance and building code casesIrvine, CA
Code Enforcement cases for property maintenance, public nuisance and building-and-safety problems that are still under investigation, noticed or cited (about 330 open; roughly 265 opened in the last year). The layer is refreshed every few weeks (newest case 2026-10-01). No ZIP or owner in the feed (Irvine ZIPs are outside the AB 851 list).
What isn't here
- Owner names, mailing addresses and phone numbers. Public pages show counts only; phones never come from these feeds.
- Probate and divorce filings. They sit with the courts and several states restrict them; inside Parcel they come in by upload.
- Records a city or county doesn't publish as open data. If yours has a feed we've missed, tell us and we'll check it.
