What each signal means
Out-of-state owners
The owner lives in another state, which makes the property harder to manage.
Usually from: Assessor: owner mails out of state. Weight in Deal Radar's score: 9, doesn't fade.
Permits
Work is being done: repairs, a remodel or a teardown, sometimes before a sale. A weak signal on its own.
Usually from: Building permits (pre-sale repairs). Weight in Deal Radar's score: 4, halving every 120 days.
The public feeds
Alachua County rental homes with out-of-state ownersAlachua County, FL (cities)
Homes the county counts as rental units (1-4 units, no homestead exemption) whose owner mails outside Florida, in Gainesville and the county's other cities (about 2,200, 1,900 in Gainesville), updated with the address-point layer (last edit 2026-10-29). Apartment units and large parcels are left out, so these are mostly single-family rentals and small multiplexes; some are owned by out-of-state rental companies (Dallas, Irving) rather than small landlords. Unincorporated addresses are left out because the layer gives no postal city for them.
Alachua County demolition permits (unincorporated)Alachua County, FL (unincorporated)
Demolition permit applications filed with Alachua County's building division for unincorporated areas (about 90 a year, newest 2026-10-27), updated daily. Most are old houses and mobile homes being torn down, some under the state's Rebuild Florida program; a few are docks, barns or sheds. The owner is named. No city or ZIP in the feed (postal cities include Gainesville, Alachua, Archer and Hawthorne).
What isn't here
- Owner names, mailing addresses and phone numbers. Public pages show counts only; phones never come from these feeds.
- Probate and divorce filings. They sit with the courts and several states restrict them; inside Parcel they come in by upload.
- Records a city or county doesn't publish as open data. If yours has a feed we've missed, tell us and we'll check it.
