How the fee room is worked out
Fee room = the buyer's maximum price − your contract price. The buyer's maximum is the ARV minus their selling costs, holding, financing, closing costs, repairs and profit (the full-cost method), shown next to the 70% rule. If the room is zero or negative, either the contract price is too high or the buyer's numbers don't work.
Worked example
Room isn't the same as what a buyer will accept: it depends on how many buyers want the deal and how fast they can close. A deep cash buyers list is what turns room into a fee.
Disclosures and rules
- Tell sellers and buyers you are assigning a contract, not selling a house you own. Several states require written wholesaler disclosures.
- California's AB 1850 (license and title disclosure for wholesalers) was held in committee on May 14, 2026 and is not law (bill history).
- In 15 California fire-area ZIP codes, unsolicited offers to buy homes are banned until January 1, 2027 (AB 851).
